Considering that half the battle of selling a home is just getting buyers in the door, it makes sense that staging would be a major help. Because while you can’t predict what everyone’s taste is going to be, you can stage a home so that it has much more broad appeal and is more likely to be attractive to potential buyers. When done correctly, it can increase a home’s selling price, and decrease the selling time.
 
Staging or Prepping a home can be as simple as cleaning your house, editing and rearranging existing furniture, adding a few accessories or a little landscape appeal. It can also involve more changes like repainting in neutral color tones, replacing the old carpet, and installing new appliances. But this should not be overwhelming.
 
I personally advise my clients because I have a background in home design and know what inspires buyers today. It’s easy to walk through a house with clients pin-pointing what they can do to add the most value.

Home Prep Success Stories:

Lake Shore

This house in San Carlos went unsold for 5 months with a different agent. The sellers called me. The minute I walked up to the front of the house I considered updated landscape around the front door and removing slats coving the windows as this was not inviting.  As I walked through the home I realized it would benefit from a little furniture rearranging and some updated accessorizing.  I arranged for my gardener to plant what I had selected and positioned and had the slats taken off the windows.  The front now looked appealing.  I provided complimentary staging throughout the house and it was ready for professional photos.  The house sold for full asking price its second day on the market.

Mollison

A home in El Cajon was almost put on the market with another agent.  I met with the sellers and suggested that if I redid the front landscape and offered my complimentary staging it would sell for $40,000 more than the other agent had suggested.   That’s exactly what happened.   The client spent $1500 on landscape and some electrical fixes to avoid some foreseen inspection issues and got much more than they ever expected.

Johnson Drive

This house in La Mesa/Mt. Helix also needed curb appeal but was also lacking bedrooms.  I designed and implemented new landscape of the front, new address lettering and full home staging while using the clients’ furniture and my filler pieces.  He also had only a 2 bedroom with the upstairs being a very large loft with a full bath.  I brought in my contractor and in two weeks we divided the space, created two large separate bedrooms with a little den area.  The house now became a 4 bedroom 3-1/2 bath which was more marketable and desirable for a family and it garnered more money in the sale as a consequence.
